Working open houses is one of the most popular and best ways to get clients for your real estate business every month. The problem lies in the fact that many of these buyers are "just looking" or seemingly don't want any help at all! Having them sign in - Trying to get people to "sign in" to your open house registration is a sure fire way to get bogus information. You don't have enough of a relationship at the beginning to justify them providing you with their valuable phone number and e-mail address.
Telling them all about the home - When you start off telling them everything about the home, a buyer feels like you are trying to "sell them" the home. No one wants to be sold to, so allow the buyers to experience the home.
Converting buyers into clients means establishing rapport and giving them a reason to work with you. It's easier than you think, especially when you ask the right questions.
The easiest ways to get buyers to take the next step and give up their information, instead of walking out the door is to help them understand the information they are missing out on. There are dozens of interest peaking questions (often you will need to use 3 or 4 to get the point across) to ask at open house and here is one of them.
Consider the following questions:
How do you know you are seeing all of the available homes by driving around the neighborhoods?
How do you know before you walk into a home that it will fit into your price range?
Asking questions like these will help the buyer to see that they are wasting time by driving around to open houses and looking at homes that aren't right for them. Once they see it for themselves you can provide them the opportunity to meet with you so you can save them time with their home search.
