Whether you are generating leads from open houses, sign calls, it is inevitable that you will be making some calls to follow up with all of those great prospects. The excitement of follow up is in that first phone call. After all, if they put their name and number on your open house sign-in sheet, they must want you to call them, right?
Many of them do unfortunately they don't always pick up the phone, so what do you leave them as a message? Most agents leave a message saying it was great to “meet them” and call if they have “any questions”. This generally leads to your phone being silent.
Now the pressure is really on, because you want to call again the next day, but what could you possibly say if they picked up? Worse yet, what if you get their voice mail, you wouldn’t know what to say because you already said it was nice to meet them.
Asking the right questions in your follow up with real estate buyers will have your phone ringing with those prospects that previously were avoiding you, but now crave the information and help that you can provide.
When you are following up with buyers it is often that you will get a buyers voice mail. Asking the right questions on their voice mail will have them picking up the phone to call you to get some help.
Don’t leave the answers, but give them a reason to pick up the phone. Try thought provoking messages like:
“I hope you got my message the other day. Were you interested in purchasing a foreclosure property? I didn’t know if you wanted to pursue buying a bank owned home, but there is 1 that has some great upgrades and is priced 30% below the rest of the homes on the market. Give me a call at 555-555-5555 and I would be happy to give you more information on it.”
Now you have left a message that gets them to call you back. There are many different questions you can leave each and every week that you follow up with a real estate buyer, but the key is to ask the right questions.
